Vertical extensions in apartment remodeling proven safe!

The construction for vertical extensions in apartment buildings was finished for the first time in South Korea. It extended a building vertically by two floors through enlargement in all directions.


Ssangyong E&C (Chairman&CEO S.Joon,Kim) said people began to move into Bamsum Ssangyong Yega Classic after Ssangyong E&C remodeling of one 90 household riverside apartment building in 118, Hyungseok-Dong, Mapo-Ku


The most outstanding feature in Ssangyong Yega Classic is that it differs from traditional extension that extends only the front and back. Rather, it was able to extend all four directions: right, left, front, back.

As a result, the width between the left and right has changed from 62.4m to 97.7m and the space between the front and back from 14.5m to 17m. It could change a traditional two bay into three bay and also apply a three-side open plan in extended sides.

Moreover after changing the first and second floor into Pilotis, it vertically extended two more floors from a 10-story building to a 12-story building. Now residents in lower floors can enjoy the view of the Han River.

In order to extend the apartment building, the construction technique to lessen building weight with light materials was applied. The lower floors from below the third floor have structural safety ensured by adding steel roots and carbon fabric sheets to current walls and with complementing files on the floor.

With this technique, the apartment building constructed in 1990 was extended: 69㎡▷ 89㎡, 66㎡ ▷ 85㎡, 66㎡, 63㎡ ▷ 82㎡. This means the extensions range from 19 to 20㎡.


Furthermore, Seismic Design that allows for a seismic intensity 6.5-7 was applied and the new construction made the apartment building eco-friendly by lessening the energy consumption.


A special technique that uses a vibration absorber (damper) to walls was used. The rooftop was transformed into landscape space with trails, household fields, and playground. Heating energy consumption fell by 20% since heating efficiency rose by up to 30%. Energy saving elevators, which use only 53% of existing power were installed, along with LED lighting in some households, which save more than 80% in energy, are being used.

Songhwan Jang (Top manager) in Ssangyong E&C said that the construction mechanical technique was proven safe in vertical extension after monitoring from the Architectural Institute of Korea, the best acclaimed construction institute in Korea. He also said that it was a big project in terms of putting together all current remodeling techniques, such as extension in all directions, strengthening seismic intensity, and eco-friendly design.


Jeongyoon Cha (Secretary General) from the Korea Remodeling Association said, “Since the Housing Act revision in July, the general sale has been allowed since the number of households increased, but the apartment building that is possible for horizontal extension and extra building extension was limited. Therefore there is a high demand for vertical extension.”


Ssangyong E&C has constructed Bamsum Yega along with Bangbae-Dong, Dangsan-Dong, Dogok-Dong Yega, which means it has achieved the fourth remodeling for the first time nationwide.

Ssangyong E&C has retained 6,500 potential households construction including Hyundai Apartment in Doonchon-Dong, Dongshin in Suwon, Woosong in Yeumchang-Dong, Mokryon in Pyongchon, Anam in Ogeum-Dong. Among these, Anam and Mokryon apartment buildings are expected to be constructed next year.
