Seismic Performance Enhancement Through Remodeling + Suggestions for Vertical Extension of Multiple Floors!

While people have been concerned about seismic design after the great earthquakes in Japan, a remodeled apartment complex appeared in the middle of Gangnam that is more resistant to seismic activity than newly built ones.

Ssangyong E & C (CEO & President Kim, Byung-ho) reported that it has remodeled five Dongshin apartment buildings with 384 units in Dogok-dong, Gangnam-gu, which has been the first remodeling project of an apartment in Gangnam to be made resistant to earthquakes of 6.5 to 7 magnitude intensity which indicates that it is safer than newly built ones which have a standard seismic intensity of 6.

For this apartment that was built in 1978, instead of enhancing seismic performance by increasing the amount of beam, steel sheets (width x height x thickness: 1.2cm) were installed on upper and bottom parts of the walls for each story of the building, and the damper, the vibration absorption device, was located between two steel sheets.
Through this process, we could not only minimize the use of walls and columns, but also increase safety and space utilization. This is the first time to use steel dampers in concrete apartment buildings as has been used in steel skeleton buildings.

Old floors and partial walls are replaced with lightweight materials to reduce load on buildings, the first story of each building is replaced with piloti, and one floor is vertically extended. If this technology is used with reinforced foundation piling, vertical extension of multiple floors will be possible.

After all, it means that Ssangyong suggested the alternatives to vertical extension, which has currently been the main issue with regard to safety problems, and those alternatives are seismic design and technology of decreasing building load that result in safer technologies than building new apartments.

Each apartment flat (based on standard supply area) has expanded 27~54㎡ (8~16 pyeong) as follows: 57㎡ (17 pyeong) to 83㎡ (25 pyeong) / 93㎡ (28 pyeong) to 133㎡ (40 pyeong) / 97㎡ (29 pyeong) to 137㎡ (41 pyeong) / 122㎡ (37 pyeong) to 171㎡ (51 pyeong) / 178㎡ (54 pyeong) to 232㎡ (70 pyeong).
The construction expenses for 3.3 m2 are 3.2 million won and it is more than 20% cheaper than general reconstruction expenses.

Each unit has one more bedroom and one more bathroom, as well as convenient facilities such as a dressing room. For units at the side of each building, the design of which three sides are open was applied, and the large area, which is 178 ㎡ (54 pyeong), is remodeled for the first time.

In addition, by expanding the parking lot on the second basement, the number of parking spots is 2.3 times more than before, 181 to 414, and the place where there used to be a parking lot on the ground has turned into Eve’s Health Garden, Kant’s Pond, the Path of Romance, arched roof Rotunda, Pergola, Venus and Cupid’s sculptures, which have an Italian appearance.

By applying piloti structure to the exposed area of the first basement to the ground of each building, it allows for maximized natural lighting. And there are plans for installing facilities, including lockers of 1.7㎡ for each unit, a lobby lounge, a conference room, a library, and a silver center for retirees.

The managing director at Ssangyong E & C reported that “remodeling technology which used to focus on area expansion or new parking space has developed that it is able to extend one floor through piloti and seismic reinforcing construction. Currently, remodeling technologies have evolved so fast that new construction technology for vertical extension of multiple floors has been developed.”

In the meantime, starting from its first apartment-complex-remodeling project for SsangyongYega Classic in Bangbae-dong (formerly known as Goongjeon Apt.), followed by the second one for Ssangyong Yega Classic in Dangsan-dong (formerly known as Pyunghwa Apt.) and the third one for Dongshin Yega Apt. in Dogok-dong, it is planned to finish the fourth project for Anam Apt. in Ogeum-dong and the fifth one for Wooeong Apt. in Yeomchang-dong, respectively, by the end of this year and by next year.
Currently, Ssangyong is working on Hosoo Apartment on the riverside in Mapo, which is the first remodeling project of a wall-type apartment, and it is promoting the biggest remodeling project in Korea for Dongshin Apt. with 3,870 units in Suwon.
