On Sale: Spaces in Business City Lot-3 of Techno Park in Bucheon

The nation will soon have an apartment-type factory about twice larger than the 63 Building in Yeouido and the largest one in Asia in terms of space. Ssangyong E & C (President: Kim Suk-jun)announced that it would start selling spaces in Business City Lot-3 of Techno Park in Bucheon (36-1 Samjeon-dong, Bucheon-city, Gyeonggi Province) from October 14th.

The twelve 13-story building (with a basement) complex (total floor space: 100,000 pyeong = 81 acres) features first-rate infrastructure with a space as large as in a large-size apartment complex.

The complex will house a large-size logistics facility, a conference space, an exhibition space, a dormitory, a day-care center, a drive-in parking system (trucks can get to an loading/offloading depot on each floor), and a parking space for 2,400 cars.

It will also be equipped with a central deck square (the first of its kind made for an apartment-type factory), rooftop landscaping spaces, a space for performance events, and a 6,000-pyeong (= 5 acre) plaza where people will be able to enjoy in-line skating, rock climbing and badminton.

Compared to the other apartment-type factories accommodating 50 ~ 70 businesses, the complex can accommodate over 700 businesses. Thus, businesses in the same field will be able to exchange information or technology and make joint efforts to expand their own markets.

The sales price is set at KRW 3.37 million per pyeong. Long-term, low-interest loans are offered for up to 70% of the total cost. Diverse benefits are given to the tenants, like an exemption of acquisition/registration taxes, and reduction of half of property/composite land taxes for the first five years. Tenants are likely to enjoy high business stability in phase with the business promotion agreement signed by the Company and City of Bucheon in January 2005.

The lot, which used to be the site of a factory of Hankook Cosmetics, is easily accessible from the Seoul-Incheon Highway, the Seoul Outer Ring Road, Incheon International Airport, Kimpo Airport, and Incheon Port. Thus, tenants can drastically reduce their logistics expenses.

According to the current schedule, tenants can move in around January 2008.
