Singapore’s highest grade of environmentally-friendly apartment unveils itself

An environmentally-friendly apartment that reduces the indoor temperature by 8℃, without any air conditioner, and the monthly maintenance fee by around 180,000 won for each household by recycling solar heat and rainwater

In an era of low-carbon emissions and green growth, there is a great interest in the green home. This is why the apartment was awarded the highest grade of environmentally-friendly certification for the first time in Singapore and drew a lot of attention.

Recently, Ssangyong E&C (Chairman and CEO: Kim S. Joon) announced that it had completed the oceanfront condominium (The Oceanfront @ Sentosa Cove), which is a luxury apartment building of 12~15 floors, 5 buildings and 264 households built on the coast of Sentosa Island.

This apartment is distinguished by its introduction of an environmentally-friendly design that maintains the indoor temperature at below 25.5℃, without the need to run air cooling equipment, in Singapore where the subtropical climate reaches an annual average temperature of 32~34℃.

The exterior western wall is where the solar radiation is the strongest here, special glass (Low-E Glass) with high light transmission and low heat conduction were used, and the space that connects with the outside maintains a reduced temperature due to the flower garden, canopy, sunscreen, etc. in the balcony. By installing a swimming pool, artificial pond, and green areas on the ground and rooftop, about 100 million won (120,000 Singapore dollars) can be saved from the cooling costs.

Additionally, of the lighting used for spaces shared by residents (a total of 857 lights), such as the underground parking lot, elevator lobby, utility room, reception room, fitness center and corridor, 849 lights - 99.1% of all lights - are motion sensor controlled to reduce the energy costs by about 14 million won (17,000 Singapore dollars), every year. Especially, the outside landscape uses energy-saving lighting and LED lighting that halves energy consumption.

Besides this, the following environmentally-friendly steps were implemented: i) supply of electricity for shared facilities through solar heat ii) recycling of rainwater/heavy water iii) energy-saving air conditioner iv) use of recyclable and environmentally-friendly materials and v) pneumatic waste delivery system that automatically allows separate garbage collection.

Likewise, the saving on the annual maintenance fee due to the environmentally-friendly design is about 600 million won. If we consider that the additional construction cost to build the environmentally-friendly complex was 3.4 billion won, this can be completely recouped in about 6 years.
Especially, as a result of the environmentally-friendly design, the current market price of an apartment sold in lots was about 43 million won per pyeong, in 2006. This has now risen substantially to around 60~72 million won per pyeong. In the case of main pyeong type, 188㎡ (57 pyeong), the price has risen from 2.5 billion won to 4.1 billion won, and the penthouse (142 pyeong) has increased in price from 6.1 billion won to 10.2 billion won.

A worket at Ssangyong E&C pointed out that, “Savings the maintenance fees of 2.15 million won and 180,000 won per household, on average, can be obtained every year and every month, respectively. Since Singapore depends on high-cost thermal power generation, as the country lacks any nuclear power plants, if we consider that the average electricity charge for a 188㎡ apartment is about 260,000 won, this will be a huge cost reduction.”

Meanwhile, during the construction, the apartment cut down on the energy use by 30.3% through the use of solar heat, and by purifying the rainwater equivalent of 11 Olympic standard swimming pools (27,510㎥), every month, and using it as cleaning water, about 26 million won (32,000 Singapore dollars) was saved annually, with a 40% reduction in water use.
As a result, in 2007, the apartment received the highest grade of platinum certification - a first for a residential building - at the BCA Green Mark Awards, which is awarded by Singapore’s Building & Construction Authority. And in 2008, it won the Best BCA Green and Gracious Builders Award, which was first established in Singapore.
