Small-and-Medium Sized 4-Bay Apartments Appear in Gunsan! Gunsan Jigok SsangYong Yega put on the market

A large apartment complex with small-and-medium sized units, including 4-bay structures, will be built for the first time in Gunsan. The complex has a total of 935 units arranged toward the south and will have remarkable lighting effects. Located closely to the Gunsan Medicare Center, the complex has Susong District as part of its living sphere, and is only 15 minutes away by car from the Kunjang Industrial Complex, and within walking distance from Eunpa Lake Park.
It also adopts an intelligent CCTV system designed to prevent crime a first in Korea. The complex has had strong pent-up demand as no new houses have been provided in the neighborhoods over the last two years

SsangYong E&C (Chairman & CEO, S. Joon, Kim) will put the 935 new apartment units known as the “Gunsan Jigok SsangYong Yega Complex”, on the market at the end of March. The apartment units adopt either 4-bay (59㎡A, 74㎡A) or double-sided (front and side) open type designs for the first time in Gunsan.


Located in 31-7, Jigok-dong, Gunsan-si, Jeonbuk, Korea, the Yega complex consists of 133 units of 59㎡A, 48 units of 59㎡B, 71 units of 74㎡A, 213 units of 74㎡B, 161 units of 84㎡, and 309 units of 84㎡B, measured in actual apartment private living space, over ten buildings, each building includes a basement and 18-25 floors.
All the units have open-type plane structures, and are small-to-medium sized and face towards the south, thus maximizing lighting and ventilation effects.

The apartment sale price will be reviewed by the government soon as it is subject to the new apartment price ceiling limitations. Its sale price per 3.3 ㎡ is expected to be around KRW seven million, which is more inexpensive than its equivalent in the neighborhoods. In addition, multiple financial benefits will be offered.

Since the apartment complex, with Gunsan Medical Center in its north, is located two to three minutes away by car from the largest commercial district in Gunsan, known as Susong, numerous convenience facilities can be easily accessed.

The Kunjang Industrial Complex can be accessed in 15 minutes by car via the 8 lane Wolmyeong road from the east of the complex, and Jeonju, is within a 30-minute-range via the Gunsan-Jeonju Highway. Jigok and Seohae elementary schools, Dongwon middle school and Gunsang girls’ vocational high schools are also nearby. The 2.4 million ㎡ Eunpa Lake Park (about 700,000 Pyeong), was nominated as a National Tourist Spot in 1985, and is also within walking distance from the complex.

In particular, an intelligent CCTV system, designed to prevent crimes in advance, is installed in the complex for the first time in Korea. Unlike the existing CCTVs which simply record images, the new CCTV system provides a cutting-edge image analysis feature so that any external invasion, theft, and illegal parking can be monitored in real-time and a security alert can be given in advance.

In addition, all apartment units are provided with an EMS (Energy Monitoring System), which gives notice on energy consumption including electricity, water and gas, by connecting to the home network. In addition, a smart phone home network control system is installed so that a smart phone application can monitor and control lighting, gas, and heating.

On the ground are planned common facilities for residents, including a fitness center (such as a gymnasium, locker rooms, and shower rooms), a library, and a parking space dedicated for subcompact cars. Nature trails, grass yards, and various resting places are also set up under a theme called “A big yard and three waves.”

One bedroom in all units is provided with a closet by default. Each 84㎡ unit has a big storage cabinet and a corner cabinet in its entrance, and the 84㎡B is designed with a moving wall to ensure up to 4 bedrooms can be accommodated. Besides, each unit is fitted with a kitchen ventilation system and a temperature adjustment system in each room.

Kim, Kang Seok, SSangYong E&C director for new apartment sales, said, “As the area has provided no new apartments over the last two years, and the permitted area for the apartment subscription has been expanded to Jeonbuk Province, there is a real, pent-up demand in Jeonju and Iksan. The Yega’s strength also lies in a high demand for new houses as the Yega is behind the Kunjang Industrial Complex where Hyundai Heavy Industries and Doosan Infracore are located.” Residents are expected to move into the apartments in July 2014.
