The smaller, the better! - 95% of the units are to be mid- and small-sized apartments

SsangYong E&C expects the economic growth to slow down and the real estate market to remain uncertain in 2012. Therefore, SsangYong E&C plans to provide the market with more 'sellable' apartments.

Specifically, it intends to ▶ offer mid- and small-sized apartments ▶ focus on popular residential areas, such as Seoul, Gyeonggi Province, Busan, Daejeon, and Gunsan ▶ participate in the government's housing project and the 'Innovative City Project' ▶ develop housing products for small quantity production.

SsangYong E&C plans to sell ▶ 57 units among 152 reconstructed apartment units in Yeomchang-dong, Gangseo-gu, Seoul in late February ▶ 808 units in Hwado-eup, Namyangju-si, Gyeonggi-do in late March ▶ 982 units in Jigok-dong, Gunsan-si, Jeollabuk-do in late March ▶ 320 units in Mokpo-si, Jeollanam-do in the first half of 2012 ▶ 112 units among 187 reconstructed apartment units in Hyochang-dong, Yongsan-gu, Seoul in the second half of 2012. (2,449 units in total)

In order to differentiate its products from others, SsangYong E&C will ▶ develop more eco-friendly and energy efficient apartments ▶ employ more consistent exterior and landscape design ▶ develop designs for small-sized houses ▶ improve house security for better crime prevention.

An official of SsangYong E&C said, "Mid- and small-sized apartments will continue to be popular and therefore, 95% of the new apartments provided by SsangYong E&C in 2012 will be mid- and small-sized units. By ing and focusing on specific projects, we will strive to minimize the risk."

SsangYong E&C begins its sale of 'Gangseo SsangYong Yega' in 242-4, Yeomchang-dong, Gangseo-gu, Seoul in late February. Among the total of 152 units that are 59 to 84㎡ in size, 57 units will be offered to the public.

The company reconstructed 3 townhouses, including Woongji, Osung, and Yeomchang and built this new apartment. Even though the apartment is relatively small in size, it only takes 5 to 7 minutes on foot to the nearby Jeungmi Station, Subway line 9, and has excellent accessibility to the southern part of Seoul. Also, the apartment is close to Mok-dong, Yeouido, and Mapo and therefore has great investment potential. Also, the apartment is highly accessible to the Olympic Express Way and The Riverside North Expressway and adjacent to shopping places, such as E-Mart and HomePlus,

■ 'Namyangju Hwado SsangYong Yega', the last investment opportunity in Namyangju-si

In March, SsangYong E&C will begin its sale of 'Namyangju Hwado Ssangyong Yega' in 12-1, Nokchon-ri, Hwado-eup, Namyangju-si, Gyeonggi-do.

The company will provide 808 units that are 84 to 111㎡ in size. The apartment buildings are 12 to 23 stories high and have three floors of basement. Ninety percent of them are mid- and small-sized units and all of them have a 4-bay structure.

It takes five minutes by car from the apartment to Hwado IC, which is on the expressway between Seoul and Chuncheon-si. If you use the expressway, it only takes 20 minutes to Jamsil and 30 minutes to Gangnam from the apartment.

Maseok Station on Gyeongchun Line is only a kilometer away from the apartment. It is close to the 46th National Road and therefore, Guri-si and its suburban areas are highly accessible from the apartment.

Since Gyeongchun Line, that connects between Shinsangbong Station in Seoul and Chuncheon Station in Chuncheon-si, started to operate, Namyangju-si along with Chuncheon-si has benefited the most from its operation. As a result, the apartment price in the area rose by 10 to 20 percent on average for the past year or two. Recently, the price of land and commercial buildings is also rising.

The apartment has a wonderful view of Mount. Cheonma and boasts a natural environment with a green area located in the east and Mukhyeon stream flowing in the west of the apartment complex.

It also has an excellent education environment. Maseok Highschool and a science academy for the gifted students will be built nearby. Students that go to school in the region will receive special treatment in college admissions. Schools including Songra Elementary School, Songra Middle Schoo, Samseok High School, Maseok Elementary School, Changhyun Elementary School, and Maseok Middle and High School are walking distance from the apartment.

Other residential areas, such as Maseok district and Changhyeon district are nearby and residents have full access to needed services and support. With Maseok being developed as a new shopping district, the area has much development potential.

In March, SsangYong E&C will begin the sale of 982 apartment units that are 59 to 84㎡ in size.

It is a large-scale apartment complex, comprised of mid- and small-sized units. The apartment complex is highly accessible to Gunjang National Industrial Complex and Saemangeun district, using Wolmyung Road located in the west of the complex. It takes approximately 30 minutes to Jeonju-si, using the expressway between Gunsan-si and Jeonju-si. Using the West Coast Highway, it takes 15 minutes by car to West Gunsan IC, East Gunsan IC, and Gunsan Station .

Gunsan Medical Center is located in the north of the apartment complex. It is close to the Susong residential district and to Naun-dong, a populous residential area. Also, it is adjacent to Eunpa amusement park, Gunsan Express Bus Terminal, Lotte Mart, and E-mart and residents have full access to needed services and support.

An official of SsangYong E&C said, "There were no new homes offered in the district for the past 2 years, so there is an ample demand for new apartments. Many new apartments are to be built in the area and it has much development potential."

■ The up and coming residential area in Yongsan...'Hyochang Ssangyong Yega"

In November, SsangYong E&C will start its sale of 187 apartment units, 112 of which will be offered to the public.

The apartment complex is located in the 4th District of the Hyochang-dong Reconstruction Project. It takes 5 minutes on foot to Hyochang Park Station, Subway Line 6. Yongsan District Office and Hyochang Park are close to the apartment and the area surrounding the apartment is now being redeveloped and therefore has much development potential.
