487 units instead of 1,000 units? Ulsan Hwabong SsangYong Yega put on the market

A total of 487 units will be built with a floor area ratio of 115% on the 51,000㎡ site where around 1,000 units can be housed.
The large apartment complex is composed of small-and-medium sized 4-bay units facing south each equipped with an intelligent CCTV system.
It is located 10 minutes away by car from a Hyundai Motor’s plant.
There is a strong demand for new apartments in Buk-gu, Ulsan as many of the existing apartments are old.
The sale of the apartment units will begin at the end of May.

Ssangyong E&C (Chairman&CEO, Kim, S.Joon) will begin the sale of 487 new apartment units known as the “Ulsan Hwabong SsangYong Yega Complex” located in Hwabong Housing Development District 2, Buk1-gu, Ulsan, Korea at the end of May.

The Yega complex consists of 16 buildings with 226 units of 84㎡A, 46 units of 84㎡B, 127 units of 84㎡C and 88 units of 84㎡D, measured in actual apartment private living space. Each building includes a basement and 9-11 floors.

Its selling price per 3.3㎡, that is subject to the government-controlled price ceiling, is expected to be in the mid 8 million KRW range.

As only 487 units are to be built on the 51,000㎡ land where around 1,000 units can be accommodated each with a floor area ratio of 115%, it provides a pleasant living environment. And 13 out of 16 buildings are piloti-type structures with most of the units facing south, maximizing lighting and ventilation effects.

The apartment units adopt either 4-bay plane (84㎡A, D) or double-sided open type (84㎡ B, C) designs. One bed room in all units is equipped with a moving wall so that the owner can change the structure as they want. A closet in the main room, a big storage cabinet in the entrance and a separate storage space in the kitchen are also provided. Each unit on the highest floor has an attic.

In addition to an around 1-km trail, an intelligent CCTV system, designed to prevent crimes in advance, is installed as a first for any complex in Ulsan. The new CCTV system provides a cutting-edge image analysis feature so that any external invasion, theft, and illegal parking can be monitored in real-time and a security alert can be given in advance.

Hwabong Housing Development District 2, that can be accessed in about 10 minutes by car from the Hyundai Motor’s Ulsan Plant. and is close to the Hyomun Industrial Complex. The large-scale Songjeong Housing Development District will be developed north of the complex, and the Ulsan-Pohang double-tracked subway line is expected to be laid.

The Yega residents will be able to use not only numerous convenience facilities within the district, but also banks and hospitals located in Hwabong District 1. And there are Lottemart, Megamart and Hwabong Market nearby.

Downtown and local areas are an easy access through Road No.1, 37 and the North Circular Road, and it is close to Songjeong Elementary School, Hwabong Elementary, Middle and High Schools and Mooryong High School and as well as Hansol Neighborhood Park and hiking trails at Mooryong Mountain.

Ryu Jong-sang, Ssangyong E&C director for new apartment sales, said, “The area of Buk-gu in Ulsan has a great growth potential with around 21,000 units to be built in Hwabong, Songjeon and Hogye/Maegok Residential Development Districts. Apartment prices here have recorded the highest weekly increase in the country. And there is a very high demand for new apartments in this area because around 70% of the existing apartments nearby are older than 10 years. This is where the Yega’s strength comes in.” Residents are expected to move into the apartment complex in January 2014.
