The largest apartment-remodeling project, which has about 4,000 households, is pursued in earnest.
SSangyong E&C (CEO/Chairman, Kim, Suk-jun) recently announced that Dongshin apartment (3 units, 30 buildings, total 3,870 households) in Jangan-gu, Suwon-si, which has pursued the remodeling project using the CM (Construction Management) method with Ssangyong E&C, finished the authorization for union foundation.

Accordingly, as a supervision company, Ssangyong E&C plans to start construction by pursuing design confirmation, approval (permit approval, construction deliberation), and making a consortium on the condition of acquiring about 40% of construction share with more than two construction companies who will be ed through post-bidding.

In addition, it also does joint R&D on vertical expansion, which has raised controversies, and a structure reinforcement technology and new technologies for an underground parking lot, renewable energy, energy saving, etc. with industries, academic and research institutes.

After completing the remodeling project, Dongshin apartment will be renewed with a trail course (1.6km) and Community Street including a kids club, library, senior center, cafeteria, gallery, banquet, book cafe, and fitness center along the main road.

The ground 1st floor will be designed based on priorities to expand the first floor and parking lot, which will be constructed underground (a maximum of up to 3 floors), so the number of parking spaces will increase to 4,450 from 813 (5.5 times). The ground, which was a parking lot, will be replaced with a landscaped area with various theme based places including a family sport zone, a pocket park, and waterscape facilities, etc.

The gross area per household will be expanded to 112.4㎡(34pyeong)and 149.3㎡(45pyeong)from 56.2㎡(17pyeong)and 75.6㎡(22pyeong)respectively: about 20 ~ 37㎡ (6~11pyeong) is the expected increase.

The president of the remodeling union, Oh Jung-ho, said that ‘Even though it is a huge complex, it was possible to systematically do the project by using experts from the outset by adopting the CM method for the first time. One regrettable aspect is that the establishment of the union was sustained because of current policy that more than 60% residents per each apartment complex should approve despite more than 60% approval among all residents.

Manager of Ssangyong E&C remodeling project team, Yang, young-gu, said that ‘All technologies developed through joint research with academic, industrial and research institutes is planned to open for the development of the domestic remodeling industry and if vertical expansion is approved, we can give you an excellent remodeled apartment which is on a par with a new build.

Dr. Yoon Young-Sun, from the Construction Economy Research Institute of Korea, highlighted that if the law changes to designate a construction company after the founding of the union, there will be difficulty in the residents setting up a business plan and a design by themselves. The CM method will be an alternative to solve this problem.

Dongshin apartments constructed between 1987 to 1989, are scheduled to have approval by 2011 and complete remodeling after instituting CM committee for R&D and construction.
