Even the units on preferred levels of the reconstruction apartment complex are available for sale?

Out of a total of 152 apartment units that are redeveloped in Yeomchang-dong, Gangseo-gu, 57 units will be put on the market, including 44 units on the fifth floor or higher. Those on the tenth floor or higher are almost half of the units for sale.
Its KRW 15.8 million-sale price, KRW 1 million lower than the original price reviewed by the government, is drawing attention as well as its five-minute walking distance from Jeungmi station Subway Line 9 and 30 minute-range distance to Gangnam and the city center. One of the fastest implemented reconstruction sites in Seoul.

A new apartment complex is attracting attention as its units located on preferred floors are put on sale, which is unusual for reconstructed or redeveloped complexes.

At the end of April, SssangYong E&C (Chairman & CEO, S. Joon, Kim) will put on the market 57 units out of a total of 152 units for “Gangseo SsangYong Yega Complex” located in 242-4, Yeomchang-dong, Gangseo-gu, Seoul, Korea. The 57 units include 44 units located on the fifth floor or higher.

The units on the preferred floors could be available for sale to general consumers as the apartment building number and unit numbers were assigned randomly to the members of the Woongji, Oseong, and Yeomchang row house reconstruction union. Twenty six units, about half of the units for sale, are located on the 10th floor or higher.

In terms of exclusive area, there are 18 units of 59.91㎡ (1 unit for sale), 123 units (50 units for sale) of 84.90㎡, and 11 units of 84.94㎡ (6 units for sale) over four buildings, and each building has 20 floors including 2 basement floors as well as small-and-medium sized units.

The average sale price per 3.3㎡ is in the range of KRW15.8 million, which is cheaper by KRW 1 million than the expected price made during the government’s review. In addition, financial benefits will be given so that the interest on the loan for down payment (10% of the unit price) and intermediate payment (60% of the unit price) can be paid later on.

The apartment complex has near-subway station location. It takes 5 minutes on foot to go to Jeungmi Station Subway Line 9 (about 400m away) and within a 30 minute-range to go to work to Gangnam (Sinnonhyeon Station) or the city center (City Hall station). It is also easy to enter the areas of Mok-dong, Yeouido, Mapo, Olympic-daero, and Gangbyeon Expressway. In addition, numerous convenient facilities are nearby, including supermarkets such as Gayang E mart and Homeplus, Gangseo-gu Office, and the Gangseo Public Health Center.

Hangang (River) Park and Yeomchang Park are also within walking distance. Yeomkyoung and Yeomdong elementary schools, Yeomkyoung Middle School, Myungduk Foreign Language High School, and Sehyun (Dormitory-type private school) and Yeil High Schools are closely located as well as private academies for students in Mok-dong.

The complex has no parking above ground, and faces towards the south, thus maximizing lighting and ventilation effects. In the center of the complex are plans for a Sunken resting place connected to the residents’ common facilities, a community plaza, and 2 theme streets.

One bedroom in all units is provided with a storage cabinet, numerous entrance cabinets, and a corner cabinet. Besides, temperature control for each room, kitchen ventilation, home network, and a 7-inch liquid crystal TV for the kitchen are available.

Jeong, Sang Keun, SsangYong E&C director for new apartment sales, said, “The complex has been put on the market with priority in Seoul because SsangYong E&C was ed as a construction company 2 and a half years ago, and because construction work was initiated in December last year. Although the complex is small, 100 or more phone-call inquiries have been made steadily from early this year as there is a possibility that the complex will enjoy advantage from the neighboring Magok District Development Plan.

Residents are expected to move into the apartments in January 2014. Its PR room will be opened in the SsangYong Urban Renewal Exhibit Hall located in Bangi-dong, Songpa-gu, Seoul, Korea. A separate apartment sale consultation office will also be set up in the entrance of the Yeomchang-dong construction field.
