Pangyo MARKCITY for Pre-sell!

13,000 households of potential customers in West Pangyo…an independent neighborhood shopping area comprised of seven buildings and 315 rooms.

A neighborhood shopping area comprised of seven buildings is located in Pangyo New Town, where apartments in a large-sized complex will be sold in lots at half the price compared to that of neighboring Bundang area.

On March 4th, the Future and Us announced the pre-sell of ‘MARKCITY’ consisting of a total of seven buildings (six buildings in West Pangyo and one building in East Pangyo) with 315 rooms. Ssangyong E&C (President & CEO Kim Byung-Ho) will participate in it with warranty of completion of construction.

Even though MARKCITY will be constructed in Pangyo New Town, which is a mega new town with about 29,000 households and 90,000 residents, the ratio of residential area to commercial area is less than half of that of Dongtan in Bundang at 1.4%. As a result, the residents of the Pangyo area have had the inconvenience of to shop in the Bundang community shopping area.

MARKCITY’s six buildings and 278 rooms will be constructed along the only central road of West Pangyo, Unjongno, which has 13,000 households surrounding it like a screen to create a pot-like, ideal trade area. Additionally, it is likely to develop into a trade area for private educational institutes for teenagers and those in their twenties since a public library and youth center are close by.

An additional one building with 37 rooms located in East Pangyo can benefit from the fact that it is located in the central business zone. In addition, it will be exposed to a potential 16,000 customers from the households nearby.

The sale price is set at around 8.5~46.9 million won per 3.3㎡, and this is almost half the price of the Rodeo shopping center in Bundang Seohyeon Station in order to buy, 20% is required as a deposit, 15% for intermediate payments divided into four installments, and 20% for the balance.
It is possible to receive a loan up to 30% of the sale price, and move-in is expected to take place in August, 2011.

Baek Dae-Hyun, the vice president of Miso Nanum, a leasing agency, said that “MARKCITY is a very conveniently located shopping area with a huge potential customer base, which is highly scarce in terms of commercial area and offers strong cost competitiveness. The project has been receiving widespread attention with a daily average of 300~400 people visiting the model house constructed on the site.”

It is the world’s largest freshwater facility and produces about 800,000 tons of drinking water daily using the MED (Multi Effect Distillation) method of construction. It was ordered by the Saudi Arabian government as part of its project to expand its freshwater facilities.
